Window seal failure can be tricky when it comes to repairs vs. replacement. While many homeowners opt to repair them if possible, it’s important to understand that sometimes fixes will only be temporary, and you’ll soon end up replacing the window anyways. Repairs aren’t usually long-lasting, reliable solutions to a window problem, and there’s a point that they become uneconomical.
If your problem window is still under warranty, you may be able to have it fixed by the experts. However, most warranties will only cover resealing if the seals were faulty to begin with.
If your windows are no longer under warranty, here is how you can tell for yourself if they need to be resealed or if it’s more appropriate to invest in new windows.
Resealing Your Windows to Regain Your Home’s Comfort and Energy Efficiency
To maintain consistent temperatures inside your home, and make the most of its energy use, you need to have well-sealed windows that function properly. Leaving window seals broken will only skyrocket your utility bills and overwork your heating and air-conditioning system, causing it to need repairs sooner.
If there isn’t water damage around your window, but you feel air sneaking into your home, inspect the original caulk between your window trim and wall. If it’s dry and flaking, your leaky seal can be easily fixed by adding new caulking and weatherstripping.
It’s best to reseal any gaps around window edges before things begin to deteriorate.
- If you find large gaps, pack them with insulating foam and then seal them with caulking.
- For small gaps, remove loose caulking with a putty knife and add new sealant.

Defogging Windows—A Temporary Fix
Some window companies offer a defogging service if window seals fail and insulating gas leaks out. This is a temporary fix and doesn’t guarantee it won’t fog up again.
When Window Replacement Is the Best Solution
Check your entire window and trim for gaps, and if there is room for moisture or air to leak through, it could cause wood window sills or frames to rot. Rotting along the window jamb, casing, head, or sill means your window needs to be removed and the deteriorated wood should be replaced and repainted or stained. Next, have your window replaced, as a repair won’t solve the situation properly.
If your windows have several problems such as a broken seal, wood rot, cracked glass, deteriorated caulking, and more—it’s likely time to replace them. And if they are old, hard to open and close (due to age and warping), or if their hardware is faulty, it may be best to simply get replacements.
If there is anything between your two panes of glass, that indicates your window seal is compromised and needs to be addressed. If you see condensation built up between your window panes, or you can’t see through them, it’s time to get your window replaced.
Once your window is replaced, you can prevent seals from breaking by avoiding the use of a pressure washer when cleaning them. Inspect them a few times each year, and if you see any gaps between the sash and pane, caulk them promptly to ensure your home’s protection from damaging moisture, and uncomfortable heat and cold.
